Upon Arrival, I Met With Jeff, Who Reported That The Second-floor AC Was Icing Up On The Line Set And Evaporator Coil. He Also Mentioned That The First-floor Condenser Had Ice On The Line Set. I Set Both Thermostats To Cooling And Checked The Pressures On Both Units, Finding Both To Be Low On Refrigerant—though Not Enough To Indicate A Significant Leak. The Slight Loss Could Be Attributed To The Small Release Of Gas When Attaching And Removing The Gauges.
I Recommended That Jeff Join Our Maintenance Plan, Which He Accepted. During The AC Maintenance, I Found That Both Condensers Had Contactors Showing Signs Of Wear And Tear. I Topped Off Both Units With 1.5 Lbs Of R410a Refrigerant Each.
After Completing The Maintenance On The Condensers, I Inspected The Blower Motors On Both Units. Both Motors Had Capacitors That Were Not Within Manufacturer Specifications.
At The End Of The Maintenance, I Spoke With Jeff’s Wife, Joie, And Explained All My Findings. I Sent An Estimate To Jeff Via Email. Currently, Both Units Are Operating.

American Standard HVAC 4TTB3036*No AC - Found 2 Wire At Condenser Was Exposed And Resting Up Against Refrigerant Line. Breaker Tripped. Replaced About A 2’ Of Wire. Reset Breaker. Refrigerant Pressures Within Normal Charge Range With A 14° Sub Cooling. Coil Clean. Filter Ok. System Cooling Normally At This Time.

Upon Arrival, Met Sherri And She Informed Me That The AC Was Not Functioning. After Inspecting The Thermostat, Which Indicated A Call For Cooling, I Proceeded To Check The Furnace To Ensure The Blower Was Operating Correctly And The Filter Was Clean. Upon Examination Of The Condenser Outside, I Discovered It Was Switched Off At The Disconnect. Before Reactivating It, I Inspected The Contactor And Dual Capacitor, Noting That It Was Not Within The Manufacturer’s Specifications. After Obtaining Approval From The Homeowners, I Replaced The Faulty Capacitor And Restarted The Unit. I Then Verified The Pressures And Supply Temperature To Ensure Optimal Operation. Additionally, The Homeowners Opted To Enroll In Our Maintenance Agreement Plan Starting This Fall.
